Waterloo Builders was founded in Austin by estimators, superintendents, and project managers with decades of combined time on Central Texas commercial work — people who kept watching small and mid-size projects get a general contractor's B-team, and decided those projects deserved a firm of their own.

The Name

Waterloo came first

Before the Republic of Texas chose this bend in the Colorado River for its capital, the settlement here was called Waterloo — a handful of cabins, a ferry crossing, and people building things they intended to keep. In 1839 the name changed to Austin, and Waterloo went on the shelf.

We took it back down because it says what we mean: this company is of this place, and it builds for the long haul. Not the tallest towers or the trophy campuses — the working buildings. The shell on the frontage road, the restaurant conversion on a street that's changing, the clinic finish-out with a schedule that can't slip.

Small commercial and renovation work is where reputations are actually made, because there's nowhere to hide on a job that size. Every decision is visible. Every dollar matters. That suits us fine.

The estimate is a promise

We price from current subcontractor numbers and named assumptions, and we show our math. If the budget moves, you hear it from us first — with options, not excuses.

One throat to choke

Every project gets one superintendent and one project manager, start to finish. You will never re-explain your job to a stranger in week nine.

The schedule is built backwards

From your open date, your lease commencement, your first patient. Long-lead items are bought early, inspections are booked ahead, and float is real — not decorative.

Subs are partners, not line items

Clean scopes, real POs, and pay apps processed on time. Trades do their best work for GCs who respect their cash flow. That's not a philosophy, it's an operating advantage.

Leave the site better than we found it

A clean jobsite is a safe jobsite and a fast one. Daily logs, photo documentation, and closeout books that make your facilities manager's year.

Led from the field, not the corner office

Our leadership has estimated, supervised, and closed out commercial work across Central Texas — ground-up retail and flex, occupied renovations, medical finish-outs, and the hundred small emergencies in between. The habits are field habits: walk the site, return the call, write it down.

We self-perform select scopes and general-contract everything else across Austin, Round Rock, Pflugerville, Georgetown, Buda, Kyle, San Marcos, and the greater Central Texas corridor. Our subcontractor network is expanding into new states ahead of the work — so when we land there, the bench is already built.
