General Contractor · Austin, Texas
Before this city
was Austin, it was
Waterloo.
We put the old name back to work. Waterloo Builders is a commercial general contractor for small commercial buildings, renovations, and the mid-size projects other GCs treat as filler — run with tight preconstruction, honest schedules, and subs who get paid on time.
Why Waterloo
A name older than the city it builds in
In 1839, the settlement on the north bank of the Colorado River was called Waterloo. The Republic of Texas renamed it Austin and made it the capital. The name got retired. The way of building didn't — show up early, price it straight, finish what you start, and settle up on time.
That's the standard we named the company after. Not the biggest jobs in town — the ones that have to be right: the 5,000-square-foot shell, the gut renovation with a tenant upstairs, the finish-out with a lease clock running.

Four ways we take a project from paper to keys
01
Preconstruction
Budgets built from real subcontractor pricing, not square-foot guesses. Constructability review, value engineering that doesn't gut the design, and a schedule you can take to your lender.
02
Ground-Up Commercial
Small commercial buildings from pad to certificate of occupancy — retail, office, flex, restaurant. One superintendent owns the job from mobilization to punch.
03
Renovation & Adaptive Reuse
Occupied-space logistics, structures with history, and surprises behind every wall. This is the work most GCs treat as filler. We treat it as a specialty.
04
Tenant Interiors
Finish-out and TI on timelines that respect your lease commencement. Tight coordination with landlords, inspectors, and the trades that actually show up.

For the Trades
Good subs shouldn't have to chase checks
A general contractor is only as good as its bench. We're building ours the old-fashioned way: clean scopes, buildable schedules, decisions from one phone call, and pay applications that get processed — not parked. We're prequalifying trades across Texas and expanding into new states.
Got a building on paper? Let's put it on the ground.
Send us the drawings, the napkin sketch, or just the problem. We'll tell you what it costs, how long it takes, and what we'd do differently — before you're committed to anything. (512) 555-1212.
